Designing A Loft in Downtown Cincinnati

BuildIMG_2494-out has started on Pearl Co’s current loft condo project in downtown Cincinnati designed by Gossman Group.  EightOneThree is Cincinnati’s newest condo development in the Central Business District, with easy-access to the best of what life in the urban community has to offer.

IMG_2500Since the Great Recession, downtown Cincinnati’s Central Business District has seen very few condo projects and had been all but passed over for the trendier Over-the-Rhine neighborhood just three blocks away.  But the Indianapolis development company sensed an opportunity and purchased the office building at 813 Broadway St. in 2017 with the intent of transforming the more-than-19,000-square-foot building into 16 residential condos.  Located adjacent to Gossman Group’s offices, Architect Craig Gossman can be found walking through the project on a weekly basis.

Eight One Three is expected to be a nearly $5.5 million project.  Craig’s design takes advantage of the building’s large windows and historic features with exposed brick as well as exposed heavy timber columns and beams.  Known for his practical preservation philosophy, Craig is excited to be bringing back an industrial building that has been dormant for the last several years and giving it a useful life.  He continues to find interesting and unique characteristics of the building and is integrating them into the final design.
