Historic Rybolt Building – Loft Conversion


Since the Great Recession, downtown Cincinnati’s Central Business District had seen very few condo projects and had been all but passed over for the trendier Over-the-Rhine neighborhood just three blocks away.  But Indianapolis development company, Pearl Co., sensed an opportunity and purchased the office building at 813 Broadway St. in 2017 with the intent of transforming the more-than-19,000-square-foot building into 16 residential condos.  Gossman Group was engaged early in the process and Principal Craig Gossman is the architect of the project.

Eight One Three is expected to be a nearly $5.5 million project. The condos have high-end finishes such as European-style custom cabinets and quartz countertops. They take advantage of the building’s large windows and historic features. Some of the condos will have exposed brick as well as exposed heavy timber columns and beams.
